Info About Filing an Official Complaint

  1. Complainant name is kept confidential.

    The name of the person filing the complaint is seen by the strata manager and council. If a council member is involved in a complaint then they are removed from discussion about the complaint and seeing the complaint. During a council meeting wwhen the complaint is discussed only the strata lot who has the complaint filed against them is identified. If the complaint is discussed at a council meeting and an observer at that meeting is involved in the complaint, that person is removed from the discussion.

  2. Evidence is vital.

    Having photos, audio, video or other documentation that may prove your complaint is important in order to establish proof and avoid it becoming a They Said / They Said situation. Please use yor phone or other device to record evidence of your complaint. This will makes things resolve faster and get you a solution.

  3. Have others send in a complaint as well if they are affected.

    If you are not the only one affected, have others submit an official complaint as well. If we get comfirmation from others it helps to stregthen your complaint and may give council more information about the situation.

  4. Familiarize Yourself with the Complaint Protocol.

    The complaint protocol is listed on the cover page for the PDF Complaint Form. Please read it so you will understand how complaints are processed.

  5. Fines.

    Fine are $200. And while that is not chump change — it takes a lot of administration work on behalf of the strata manager and council and can take a long time to process, review, hear from both sides, fine and then collect the fine. So if you think your issue may be resolved with a conversation you may wish to to the Unofficial Let’s Talk first.

AGM Voting Question/Statement
Since Strata pays for the north facing windows to be professionally cleaned once a year, strata should pay for the south facing windows to be cleaned once a year by someone using the strata owned electrical window cleaner.
Vote Yes or No.

More Information / Reasoning
The units with north facing windows have their street side windows professionally cleaned once a year. Strata pays for that. Due to wires in the alley (which the city said would be removed by now), the units with south facing windows do not get their windows cleaned. Strata now owns an electrical window cleaner. So it is fair that south facing units have their windows cleaned by someone using the electrical window cleaner once a year.

If Strata will not pay for someone to come in and clean the alley side windows on the units that face south and wants each person to do their own windows, then Strata should not pay for professionaly cleaning of windows of the units that face north. Those units may also be cleaned by the owners.

How Does AGM Voting Work?

At the AGM, owners or their proxies vote on issues that are important to the strata and strata council feels should be decided by the entire strata. Day to day operations can be dealt with by strata, but on the big issues owners/proxies should vote.

In order to pass, a vote must be 75% in favour.

    Kitchen  blubs – 12v 35 watt halogen – $5 each
    Bathroom bulb – 34 inch T5 florescent – $20 each
    Shower bulb – 12v 35 watt halogen – $5 each

    Living room overhead – typically 60 watt incandescent or equivalent LED bulb – $2 each
    Bed room overhead – typically 60 watt incandescent or equivalent LED bulb – $2 each
    To remove the cover on living and bed room lights: Loosen the screws on the side and twist counter clockwise a quarter turn then pull down.

    The prices here are Scott’s prices. He has a supply of bulbs and has offered to make those available so you don’t have to go out and source them yourself. Thans Scott!
